I have a piece of land in the coast of Ecuador.
My plan is to sell that land, but before that I want to convert its title title into a private property deed (now it's a Comuna possession). This sole change will allow me to sell the land for a price 8x higher.
I am looking for partners to raise the USD10,000 the legal procedure requires. People are investing anything from $1,000.
Under Ecuadorian law, when a property is located within the limits of a Comuna (a paralell poitical division in Ecuador), that is not considered private property. You get a possession title that is not inheritable But the law allows a path for a land to get a title deed legally. That is what many land owners in the Coast of Southern Manabi and Santa Elena provinces have done. That area is all Comuna land.




How is the business?
For every $1,000 you invest, you receive your investment back plus a 100% revenue (total $2,000) in a 18-month period.
Why 18 months? The legal procedure to get a title for the land takes about 4 months. The rest of the time is to give me time to sell it
My guarantee
My guarantee is this: if for any reason the lawyer fails in doing this procedure, I still have the posession title, and I'll be able to sell the land for US$25,000. I am thee sole owner of that land. If something goes wrong, I will sell the land and give you back your investment.
Why do I offer this guarantee?
I am very confident that my lawyer is good and that this kind of processes has been made on lands of a few people I know. Many people in Olón and Ayampe have done this and I know it works. And it's 100% legal and legitimate.
How legal is doing that?
Now the Ecuadorian law allows to change properties located in Comunal areas into private property, and the process is 100% legal. Until recently, that could only be done with properties that the same person owned since 1984 or before that. But with the new regulations, any land located in Comuna land can be transformed into private property.
Why is the total investment $10,000?
Because there are fees to pay the Agriculture Ministry and the Comuna. In both processes the fees to pay are official fees and we will receive an official receipt for them. We pay the lawyer when he finishes the work. He does not require any advance payment.
Where is the land located?
It's in Puerto Rico, near Ayampe, in Manabí province, central coast of Ecuador. The land is located approximately 1km away from the ocean.
Why invest in this project?
I'll give you three good reasons to invest in this project:
1- Good margins. A ROI of 100% in 18 months is, as you know, extremely high. I use a realistic price per square meter. I think this can be sold at $50/square meter because it has ocean view, it's located near Ayampe, it has all basic services and a good access road. However, i am willing to sell it for as low as $25/m2 to guarantee that the whole process doesn't take longer than my estimate (18 months). In the worst case scenario it might take longer to sell, but it will be a matter of months. Even if I lower the price to 50% of market price, I'd have enough to pay back investors + revenue and to make money myself.
2- Low risk. I give you the guarantee that you will get your money back in case the legal work does not work. The land will still be there and I will sell it. Technically, the only risk is that I die or I decide to run away with your money. The former is very unlikely because of my healthy lifestyle. The latter is impossible because my word is the most important for me, because I have values higher than money and because I am known to be a reliable person.
